General Building Inspection

— includes an unbiased, visible assessment of the following components and their condition:

  • Building structure and foundation

  • Roof condition and estimated remaining life

  • Landscaping and irrigation

  • Elevators, escalators and other conveyance systems

  • Parking structures and paving

  • Grading and drainage

  • Plumbing and associated pipes

  • Electrical systems

  • HVAC systems


Financial Draw Inspection

— includes a walk through of the project to ensure certain phases or percentages of the construction process have been completed per specifications and to code in order for the bank or lending institution to verify the amount of money requested is fair and reasonable. A “draw” inspection is usually ordered by the bank or lending institution, however; they are also useful for the personal records of the property owner.


Property/Facility Condition Assessment

— includes a very thorough assessment of the full scope of any given building and may include a comprehensive guide to estimated repair costs located within the final report. This report will give you detailed insight of a property’s deficiencies and a recommendation for moving forward in the acquisition process.

*PCAs may require additional consultations with structural, construction or component specialists (such as engineers or electricians).

Maintenance Inspection

— includes an assessment of any and all major components of your commercial building so that you can identify potential issues and maintain the integrity of your property. For landlords, tenants, and property managers, routine maintenance inspections are invaluable when it comes to decision-making and budget-planning.

Our inspectors can assess a certain percentage of units in your multi-unit building and any and all major systems, such as HVAC, plumbing, electrical, and more to give you an accurate picture of the overall condition of your property.

A maintenance inspection is recommended annually for commercial properties to avoid structural or componential disasters.
